A tree near HOA property is currently threatening Carol Kalinowski's house. The tree overhangs HOA property as verified by an area survey but is on another individual's property. If the HOA tends to the tree and it dies, the HOA could incur liability. If Carol sends a certified letter to the other property owner stating the tree is a danger to and the tree falls, damaging Carol's home, the HOA and Carol are protected.

Michael Falletti expressed concern about the ramifications of setting a precedent of paying to cut or maintain non-HOA trees.

Regarding HOA common area trees that threaten homeowner property, Len said only once in 11 years has the HOA had to handle such an issue. Len will look into legal implications of this scenario..

A motion to reimburse Carol for half of the cost of the survey ($100) was passed. Carol will send notice to the owner of the lot on which the tree is located.

The ARC is currently reviewing a pool application for the Katina property.

The proposed 2007 budget is as follows:

A motion to approve the budget was passed.

We have $9,049.80 in the general HOA accounts and $10,544.30 in the pipestem accounts. All our accounts have been transferred to QuickBooks. 2006 balance sheet and profit/loss statement are available by contacting Len Rice. (703-222-5121)

We discussed improvements to the turf and landscaping at the south side of the Bare Island Drive cul-de-sac. Carol will look into the costs and timing of such improvements.

Len Rice was reelected for a 3 year term on the board of directors. All of the officers were reelected to their previous positions.
